Every Rosegold project — custom home or major renovation — follows the same structured six-step process. You always know where you are, what’s coming next, and who to call. No guesswork. No black boxes. Just a clear path from first conversation to move-in day.

The Rosegold Path™ exists to transfer that burden off your shoulders and onto ours. Every step is designed to front-load decisions, eliminate ambiguity, and keep you informed — so that by the time we’re in the field, the only thing left to do is build.

01. Let’s Talk About Your Home

Every project starts the same way — with a real conversation.

We want to understand your vision, your timeline, and your budget before anything else. This isn’t a sales call. It’s an honest conversation about what you’re trying to build and whether Rosegold is the right fit to build it.

If we’re aligned, we’ll put together a realistic ballpark estimate and deliver it within three business days. No obligation, no pressure — just the clarity you need to make a confident next step.

What happens at this stage:

  • Initial discovery call with Carlos
  • Early project alignment on scope and budget
  • Ballpark estimate delivered within 3 business days

02. Design Alignment & Planning

Design/services agreement. Interior designer collaboration. Your selections.

This is where your vision starts taking shape on paper.

We work through every design decision together — floor plans, material selections, interior finishes — before anything gets built. You’ll collaborate with an interior designer to make sure the home reflects how you actually want to live in it. Nothing gets locked in until you’re confident in every choice.

This step exists to eliminate surprises in the field. Every decision made here is a problem that won’t show up mid-construction.

What happens at this stage:

  • Design and services agreement signed
  • Interior designer collaboration on finishes and selections
  • Full material and design selections confirmed

03. Pre-Construction Alignment

Finalize construction drawings and selections. Prepare and submit building permit.

Before a single nail goes in, everything is confirmed and in writing.

Construction drawings are finalized, all selections are locked, and the building permit is prepared and submitted. Every trade partner knows their scope. The schedule is set. There are no open questions going into the build.

This step is what separates a smooth construction experience from a chaotic one. Most problems on job sites trace back to decisions that weren’t made before work started. We make them here.

What happens at this stage:

  • Building permit prepared and submitted

04. Construction

Begin construction. Monthly on-site meetings. JobTread updated.

The build begins — and you’re never left wondering what’s happening

We hold monthly on-site meetings so you can see progress firsthand and ask questions in real time. Every update, schedule change, and milestone is logged in JobTread, our project management platform, so you have complete visibility into your project at any time from anywhere.

Carlos is reachable throughout. Not a project coordinator, not a call center. The person building your home.

What happens at this stage:

  • Construction begins per confirmed schedule
  • Monthly on-site meetings with your builder
  • Real-time project updates via JobTread
  • Direct builder access throughout

05. Quality Review & Completion

Obtain certificate of occupancy. Comprehensive walkthrough. Create and complete punchlist items.

We don’t hand over keys until everything is right.

Before completion we obtain the certificate of occupancy and conduct a comprehensive walkthrough with you — every room, every finish, every detail reviewed together. Anything that needs attention goes on the punchlist and gets resolved before we close. This isn’t a formality. It’s a commitment.

What happens at this stage:

  • Begin construction. Monthly on-site meetings. JobTread updated.
  • Comprehensive final walkthrough with homeowner
  • Punchlist created and completed in full

06. At Home

Professional cleaning. Key handoff and homeowner orientation.

Move-in day — done right.

Before you get your keys, your home receives a professional cleaning so you’re walking into something that feels finished and cared for. We walk you through everything you need to know about your new home — systems, finishes, warranties, and who to call if anything comes up.

And we don’t disappear after handoff. We proactively reach out at 11 months — before your builder’s warranty closes — to address anything that needs attention. Most builders are gone the day you move in. We’re still here a year later.

What happens at this stage:

  • Professional cleaning prior to move-in
  • Key handoff and full homeowner orientation
  • Proactive 11-month check-in after move-in
