What Does It Cost Per Square Foot to Build in West Michigan?
Custom home construction in West Michigan typically ranges from $200 to $350+ per square foot for the structure itself — not including land, site work, or utility connections.
A few important things to understand about cost per square foot:
It’s a starting point, not a final number. Cost per square foot is useful for early budgeting conversations but it doesn’t account for site conditions, finish level, or custom features. Two 2,500 square foot homes can cost very different amounts depending on what’s in them.
Smaller homes often cost more per square foot. Fixed costs — foundation, roof, mechanicals — don’t scale down proportionally with square footage. A 1,600 square foot home will typically have a higher cost per square foot than a 2,800 square foot home at the same finish level.
Site conditions matter. A flat lot with existing utilities is a different conversation than a sloped lakefront parcel that needs a well, septic, and significant grading work.
